A successful entrepreneur, who has found her own philosophy of life in The RE/MAX Collection brand. From high fashion to prestigious real estate, the step is short.

Tiziana tell us how your career began.

I am a determined, courageous and daring woman. My background is in the world of haute couture, innovation, made in Italy and tailoring. For 27 years I successfully ran the family business, with my own fashion line. Following the relocation of production by the big brands and the consequent massive investments that had to be made to keep up with the change, I realised that the time had come for a turning point.

I redeveloped the area where the family business stood, obtaining eight flats, the marketing of which I managed directly. I took care of every detail, presenting them as if they were models ready to walk the catwalk. The attraction to the world of real estate was immediate, and the thunderbolt for RE/MAX dazzling. I found a brand with a philosophy that was consistent with my mentality, international and free, with no territorial limits, with great interaction with colleagues, and with immense tools and opportunities for development. The idea of having a company behind you that supports your growth is certainly reassuring.

 

 

On the top podium among agents in Italy for achievements in 2023. The secret of your success?

Certainly my previous managerial experience has been a great help to me, for its commercial aspects and therefore the ability to manage marketing, later translated into real personal branding.

For me, pre-qualifying the customer, actively listening to understand their true needs, whether they are private individuals or entrepreneurs, is fundamental.

I work first and foremost to generate trust, with which I achieve excellent results.

What made the difference in achieving these extraordinary results, considering your young professional age in the sector?

The dedicated RE/MAX University school, with its broad training offer, proved fundamental for someone like me who was approaching the sector as a neophyte. Subsequently I felt the need to make a further leap in quality, deciding to move to RE/MAX’s Luxury Division, the one reserved for prestigious properties, The RE/MAX Collection, and here a world opened up. I learnt how to dialogue effectively with wealthy clients, using the appropriate marketing tools. Like a representative office, The Collection LUXURY LIFESTYLE MAGAZINE, the magazine specialising in Luxury and Lifestyle, designed for an exclusive and select audience, where we don’t just talk about real estate, distributed on newsstands throughout Italy, in airports and VIP lounges, in leading Golf Clubs and in numerous luxury resorts. What is your opinion about artificial intelligence in real estate?

Digitisation and AI are very supportive in the luxury real estate market at this moment in time, but one has to be very careful when putting it into practice. Certainly the most common uses for this are in property promotion and enhancement. But behind it there is always the professional who generates trust and has listening skills.

A lesson you would like to share with readers?

The real luxury is not in the object, but in how you work that object regardless of its nature. If you learn this your working life changes totally, with surprising results. There is no limit to growth. I remember, as soon as I joined RE/MAX, attending my first national convention where all the awards were presented, I said to myself ‘One day I too want to be number one’. Today, I have succeeded, what a great satisfaction.

Have you ever wondered how to recognize luxury?

It is an ever-evolving concept, and the analysis of change starts from afar. The term luxury, as described by the Treccani, comes from the Latin “luxus” to mean superabundance and excess. The word may also originate from the Latin “lux” meaning light, indicative of brilliance, as in distinguishing valuable objects such as jewelry and precious stones, and metaphorically becoming a symbol of life, fruitfulness and creation. The term luxury tells therefore of creativity and vital energy, carrying with it not only the apparently distinctive meaning of a social class, but also the expression of a deep meaning related to the concept of being well, seeking excellence in every aspect of daily life.

Time has changed the perception of the meaning of luxury from an unattainable dream to a progressive shift in interest and spending toward experiences rather than luxurious products, representing a phenomenon that expands the perimeter of luxury from objects to services and spaces, placing them in close relation with the world of art, culture and entertainment. The very last few years have seen individuals return to giving the home a value of refuge, bringing back within the domestic walls that need for beauty and essentiality that lead back to distant concepts of simplicity and sobriety characteristic of great masters of late 19th-century architecture such as Adolf Loos and Otto Wagner, exponents of a thought that concretized the perfect synthesis of functionality and aesthetics at the expense of the superfluous and unnecessary ornamentation.

What does luxury represent for us as architects? It is the continuous search for simplification in innovation, stripping beauty of its components of redundancy and ostentation, and returning to work with materials whose value is inherent in their intrinsic nature: the warm wood grain of Albini and Magistretti’s bookcases, the fine grain of the carrara marble of the Arco lamp by the Castiglioni brothers, the worked leather dyed with natural anilines of Jacobsen’s Eggs Chair, the tubular steel of one of Mies van der Rohe’s iconic chairs, and the curved crystal of Livi’s Ragno table are just a few examples of design pieces that express the perfect marriage of form and function. Many call it “technique.” but back in ancient Greece the word “téchne” also defi ned art, the process of ideation and creation, and it is all about knowing how to do things with care and meticulous detail.

Starting from an analysis of the spatial structure of the place and the environmental context that is careful and respectful of the expressive needs of the client, the architectural design must focus on ensuring a connotation of uniqueness through the use of natural materials, colors, furniture and lighting that enhance shapes and volumes by speaking of those who live there. With this in mind, our work as architects in the luxury sphere is expressed in creating original and harmonious living places, paying attention to the elements of nature – light, air, earth and water – used in the pursuit of individual and environmental comfort and well-being. Therefore, our personal commitment is to create architecture that is inspired by natural materials by placing them in refined and sustainable contexts with a special regard for the refinements and construction and decorative details that for us represent the true form of luxury.

The goal with which the design journey is undertaken is thus encapsulated in that emotion that is felt in creating a magical correspondence between function and aesthetics through the use of simple lines and pure materials that, opening up to factors of variability and surprise, create unexpected masterpieces.

COLOR IN ARCHITECTURE BETWEEN ETHICS AND AESTHETICS

In previous articles, we have analyzed how certain peculiarities in architecture are necessary, and, for this, the concepts of outfit and luxury have been explored in depth, the former understood as ad hoc design and the latter as an expression of the pursuit of excellence in daily life connected with the visual arts and the culture of being well. Color is another key element in architecture: it can be regarded as a form of artistic expression that plays an important role from the ethical point of view of well-being and aesthetics of custom detail design. Austrian artist Jorrit Torquinst asserted that “architectural space is a blind, total void until color intervenes, giving the space an input of concreteness” (Color and Light. Theory and Practice, Unicopli, Milan). Such a statement by Torquinst would seem to detract from design, but in fact it enhances it, integrating color as an element that closes the ideational process.

Architectural design is always a composition of processes, even separate ones, that start from the needs related to the context, territorial or real estate, which as they grow they amalgamate with the construction and decorative details in which color is among the protagonists.

From the Paleolithic to the present, the production and breadth of the range of colors have shown how they are able to convey historical and political messages, always highlighting emotional values. Construction and decorative details of exterior facades and interior spaces have always been symbols of social classification, personal taste and the function that the architectural object represents, testifying to how form and size, together with color, connote the economic-social importance of a building and its interior spaces.

Extraordinary examples of urban redevelopment through the use of color are the Santa Caterina market in Barcelona, designed by architect Benedetta Tagliabue, and Central Saint Giles in London, designed by architect Renzo Piano. The former, which grew out of the redevelopment of the old district market designed in 1848 on the remains of a 15th-century convent and is now an icon of Barcelona, breathed new life into the entire Ribera district by breaking a basic regular and monochromatic pattern. The recurring theme of this project is the irregularity of geometries, completely bespoke, where there is rarely repetitiveness, each piece is unique and each object is colored with great chromatic attention. What colors were chosen? Those of fruits and vegetables!

The second was born in London’s Soho district, in an urban space resulting from the demolition of an anonymous 1960s brick-built building. It represents an epochal change in the neighborhood in which it stands: it is emergent and colorful, jagged and pierced, shielded by large metal elements but open by glazing and 6-meter-high holes. Seemingly enclosed, it actually opens inward onto a square, the heart of this eccentric architectural complex, which is also “colored” by the presence of cafes, restaurants and businesses.
The predominant colors of the facades are red, orange, yellow and green, in sharp contrast to the rest of the city where gray tones predominate. Why this choice? It seems to come from a color analysis of the wooden frames of London’s characteristic pubs and stores.

“Mankind needs color to live,” Le Corbusier asserted, inventing a study model for color design in architecture called ”Architectural Polychromy.” Le Corbusier, inspired by Aristotle, was able to capture the potential of colors, their expressive power and ability to transform anything-an object, a piece of furniture, an architectural element-into the best possible version of itself.

As architects, we have the task of understanding what kind of sensory perception and consequent emotional reaction the use of color in a specific environment can bring, in order to produce the ideal conditions for the well-being of those who will inhabit it. Thus, color is an expression of the complex needs to fill the needs and desires of the users of spaces, and it is necessary to use it while always keeping in mind that ethics and aesthetics must be respected in order for the architectural work to be in balance, not just formal.

THE NEW MILAN AMONG INNOVATION, TRADITION AND HISTORY

Milan, an industrious city and centre of business pro¬jected towards the future, has completely redesigned its skyline in recent years, thanks to heavy investment in real estate, without abandoning the past but integrating it with futuristic new structures. We find the highest expression of this integration in the Porta Nuova, Isola and Garibaldi districts. The old Isola district, with its bohemian-style autonomous identity, contrasts with the new Porta Nuova district that has redeveloped a vast area of Milan by proposing new connections between previously separate places. And then Porta Garibaldi with its movida and the New Porta Nuova Quarter: contemporary Milan.
The urban redevelopment plan, which started in 2009 and led to the area winning the International Highrise Award in 2014, covered the entire area between Porta Garibaldi the Isola district and the former Porta Nuo¬va railway yard (also known as “delle Varesine”), now replaced by the Porta Garibaldi station. A project that, thanks to the signature of a pool of internationally renowned architects, has redesigned the area by inserting complexes of buildings for mixed use, tertiary, commercial and residential, and united by a pedestrian system enriched by green areas, squares, bridges and cycle paths.

Among the most significant buildings are the complex of towers overlooking Gae Aulenti square – including the one that houses the Unicredit offices, with its famous flagpole lit up at night – the Torre Diamante, the Samsung District and, in the lively Isola district (a large park also known as the ‘Library of Trees’), the famous Bosco Verticale designed by architect Boeri, a specimen of two residential towers that, with its 8. 900 square metres of expertly planted terraces, host different tree species aimed at enhancing biodiversity in a vertical expression for the Isola district that proudly welcomes the presence of the Riccardo Cotarella Foundation whose mission is to spread the culture of social responsibility through its work in the area.

Gae Aulenti square, on the other hand, with its splendid fountains and its 2300 square metres of circular space, represents the new face of the changing city, a point of convergence of the urban redevelopment of these neighbourhoods. It is precisely this area that has been the protagonist of the change in the skyline of the entire city, for the various buildings over ten storeys high that have sprung up in recent years in integration with the other, lower buildings, which are also modern in design and concept.
From the square, one descends towards Corso Como, in one of the city’s most iconic areas and also one that has become a symbol of the ‘Milan of drinking’, where the new luxurious residences were created to unite the “case di ringhiera” and contemporary architecture with the urban specificities of the Garibaldi district.

Real estate investment has always been considered a topic of particular interest. Perhaps this is because it evokes thoughts of significant profits or provides a sense of security due to the tangible nature of the acquired asset. However, purchasing property for investment purposes is a complex activity that deserves to be approached with the right awareness. Therefore, let’s analyze the main issues to consider when delving into this fascinating world. First and foremost, understand the real estate sector before proceeding.

The real estate sector, especially at the end of one of the most severe global health and economic crises, had responded by lowering housing prices, a situation that had sparked strong interest among Italians in purchasing property. However, the most recent data indicate rising prices in the market, with positive values also concerning the volume of recorded and projected sales for the latter part of this year. Nonetheless, the outlook remains uncertain due to the current macroeconomic scenario, which also suggests a more cautious approach from credit institutions in granting mortgages, often necessary for Italians to buy property. Beyond the basic framework, some current trends can influence the real estate market, such as the preference for short-term rentals as vacation homes over hotel accommodations, a phenomenon easily linked to the increase in second homes purchased since 2021, even before COVID. Investment expectations can vary depending on the type of investment, whether it is family, personal, or business-related. In the case of family investments, much attention is paid to the needs of the family and the environment in which to live and raise children. On the other hand, for personal investments, it is crucial to clearly define the objectives to be achieved, why, and within what timeframe the entire operation should be optimized. If the real estate investment is business-related, the direction of the investment must be defined, whether it should concern business growth, enhancing an existing asset, or capitalization. These latter cases also differ in terms of timeframe and liquidity destination. Failing to clarify these variables in advance exposes one to the risk of getting lost in the confusion of the real estate market. The wide range of properties available on the market, easily viewed through various real estate portals, gives the illusion of being able to decide how to invest easily… but this is not the case, especially if it concerns rental income from tourism, where the supply does not meet the demand.

Hence the importance of relying on qualified and targeted consultations from industry experts, capable of recognizing expectations and helping to create the best investment project suited to the investor’s needs. After 25 years of experience in the business world, I have understood how important this topic is, extremely delicate due to the risk an investor faces in the absence of a needs analysis. The weight of uncertainty should not be overlooked, considering that around 2.5 billion euros were lost in the first three months of 2023, with hopes of a recovery by the end of the year. The only exception is the Milan market, likely due to the cautious stance of investors driven by the global macroeconomic context.

PARIOLI: THE CAPITAL’S DISTRICT FROM ITS ORIGINS

Rome is rich in districts, but Parioli, among the earliest born in the early 1900s, is recognized by many as one of the most important in the Eternal City. The roots of the Parioli district go back to ancient Rome, when the neighborhood did not yet exist and in its place stretched a promontory known as “Monte Peraiolo,” which was intended for the cultivation of pear trees; hence the name “Peraioli,” later changed to Parioli. During the period of the Roman Empire, this place became a resort and resting place for patrician families and the Roman nobility, who built their villas and palaces here to escape the chaos of the city center and enjoy the tranquility of the surrounding countryside. This process of urbanization and transformation led to the birth of the Parioli district as we know it today.

URBAN DEVELOPMENT

In the early 1950s, the Parioli presented itself as a neighborhood inhabited by the upper-middle class, mostly officers and prominent figures of Fascism. These were the years when elegant mansions and small villas were being erected, set in green stately settings, still visible today as a historical and cultural symbol of this neighborhood’s past. The district has always been the residence of wealthy personalities, merchants, entrepreneurs and entertainment and television personalities. Even the cinema has taken advantage of it, shooting films and generating attention for books and magazines, thanks to the historical value of the area in which there are, the remains of the ancient Sabine city “Antemnae,” the Roman villa of the Auditorium and the Catacombs of the Giordani and Sant’Ilaria. Here, after World War II, prominent Roman figures in politics and finance, but also in culture, art and cinema, had their exclusive villas built. By the 1960s, this area was already an “in” zone, a district synonymous with sophistication, a place where the Roman Dolce Vita took place. Many artists from the worlds of music and entertainment drew their springboard right to the Piper Club, a well-known historic pariolino venue of 1960s music not far from the focal point of the district, the squares Ungheria and Euclide, home to trendy clubs and classy restaurants.

THE PARIOLI DISTRICT TODAY

Tree-lined boulevards, stately mansions, and lush parks make Parioli an elegant neighborhood, with its refined atmosphere, architectural beauty, and amenities offered to residents. Indeed, everyone would like to live in Parioli because of its chic charm and convenient adjacency to the historic center. There is no shortage of points of interest and cultural aggregation in the Parioli district, such as Renzo Piano’s Auditorium, the Sport Palace and the Flaminio Stadium. Sport reigns supreme here, thanks in part to the presence of sports facilities in the Acqua Acetosa area with the Circolo Canottieri Aniene, Stadio delle Aquile – now Stadio Paolo Rossi – and the Giulio Onesti Sports Center. The Parioli district is home to numerous embassies and the prestigious private Luiss University, surrounded by greenery, whose crowning glory is the Villa Borghese park, the fifth largest in the capital, where it is possible to stroll in nature among manicured gardens within walking distance of the Roman city center.

Behold, Parioli, the area that stretches along the banks of the Tiber River, a stone’s throw from the RAI headquarters, is all of this, Rome’s most renowned district, a symbol of the capital’s charm and prestige. An ode to elegance, a place where beauty, history and luxury come together in a harmonious symphony and where style is at home.
